Buying property for non EU-Nationals
Aegean Terra ltd will assist you in every necessary step in order you will acquire your property in Greek.This is the procedure that you have to follow:
First you sign a contract where you declare your decision to proceed to the transaction.
Then a lawyer will take care the following legal procedure for you:

Open a bank account-All transactions will be made through this account.
Issue a tax registration number (AFM).
Check the deeds of the property.
Payment of purchase tax.
Sign the notaries contract of purchase in front of the notary and payment of the notaries fee.
Registration of the property in the Property Registry and payment of fees.
Application to the Greek Ministry of Defence(Athens) for approval to purchase.

This application should includes also the following documents:
Short curriculum vitae of the applicant.
Detail description of the piece of land or apartment(etc) to be bought
Purpose of purchase(own use or investment)
Applicant's address, to which the reply of the Ministry should be sent.
Official copies of identification cards or passports.
Birth certificate and criminal record, officially translated in to Greek language.
Official copies of diagrams of the general area of the location of the property to be bought.
Photocopy of the residence permit in Greece or an official copy of the visa.

TAX and expenses:
Estimation of taxes and other expenses when buying a property in Greece:
Lawyer 0,60% of the contact price(*)
Notary 1,20% of the contract price
Registry 0,45% of the contract price
Tax There is VAT tax of 13%(**) for all
properties that have issue building licence after 2006.
